機場捷運跳票多次，沿線房價也因景氣走下坡，完全沒因為捷運護持而倖免。根據最新實價資料顯示，2016年機場捷運沿線主要6大商圈，成交總額全數下修，幅度6％～81％，其中台北車站後站商圈跌最慘。
桃機捷運沿線重要商圈，包含A1台北車站、A2三重站、A3新北產業園區站、A8長庚醫院站、A9林口新站以及A21環北站店面，不過交易熱區已由A1站台北車站，拱手讓給A21環北站。
機場捷運在2月2日起開放試乘，下月即將全面通車，全國不動產觀察2015年以及2016年沿線站點半徑500公尺內店面成交狀況，發現2016年以A21站的環北站周邊成交總額、件數最多，共成交7件，總價從1,350萬元～3,980萬元，單價最高落在SOGO旁的新生路125.2萬元。不過，A21站周邊房市成交總額也跌幅達25％。
全國不動產中壢中原加盟店店長吳佳鴻表示，A21環北站店面詢問度高，但成交率低，除屋主惜售外，由於大環境景氣不佳，使得置產族觀望，不過近期在機捷試乘下，店面詢問度增加2成。
至於A9林口新站附近，永慶不動產林口中山幸福加盟店經理張宸瑜表示，鄰A9站大馬路首排店面平均單價維持在120～130萬元間，由於屋主惜售交易有限，價格有撐，反倒是區內巷弄店面近2年下跌約5％以上，每坪來到60～70萬元；住宅成交價也確有下滑，目前大樓平均每坪約33萬元，較2年前下滑15％左右。
成交量下滑幅度最高的A1台北車站，2016年成交多位於巷弄、低總價店面，成交總金額大幅下跌81％，業者推測主因在於松山線2014年後通車後，帶動周邊通車行情，導致2015年商圈店面交易大增，2016年受房市冷風影響，以致成交總金額回跌。
A1站區周邊房市成交總額從2015年6.4億元，到2016年銳減至1.2億元，交易金額急凍。
全國不動產企研室主任張?勻分析，過去捷運通車前夕，會有一波交易熱潮，尤其是既有商圈的區域，更是置產熱點，不過機捷沿線站點周邊店面成交狀況似乎已與通車利多脫鉤，主因在於通車消息跳票多次，通車行情幾乎年年反應，店面空有買氣、苦無人潮。

配合臺南市鐵路地下化工程興建的拆遷戶照顧住宅主結構體幾近完工，昨（二十）日依傳統習俗舉行上梁典禮，市長賴清德、富立建設董事長陳聰徒、副秘書長吳欣修、都發局長莊德樑聯合主持儀式，宣告照顧宅邁入最後完工階段，也祈求工程順利住戶入住平安。
位於南市東區生產路、大同路的南鐵地下化照顧宅經市府都發局招商及公開評選，由富立建設得標，總計興建三百六十六戶，前年八月動工，迄今結構體接近完成，預定年底完工交屋。
賴清德強調，鐵路地下化是臺南爭取數十年的重要工程，不僅能解決平交道層出不窮的意外事件，也能提升都市生活機能，市府以無縫接軌方式提前進行照顧宅工程，解決拆遷戶居住問題，促使地下化工程於今年三月順利動工，希望市民能支援地下化政策。
都發局長莊德樑表示，鐵路地下化專案照顧住宅共有二百五十五戶拆遷戶符合資格，目前已完成拆遷戶申購作業，共二百零一戶完成登記，第一次公告已有一百八十一戶登記選位，目前還有五十四戶未及申購的拆遷戶，配合鐵工局拆遷補償費查估進度，市府預計在今年六月公告第二次申購受理。
